Alberta’s record-setting construction activity is pushing demand for pre-engineered steel garage packages to new highs across the province, as homeowners, acreage owners, and agricultural operators race to add accessory structures before peak-season backlogs set in.
Alberta recorded nearly 54,900 housing starts in 2025, the highest level in at least 70 years, according to Canada Mortgage and Housing Corporation, while residential building permit values grew four per cent over the same period, BuildForce Canada reported. That surge has spilled into the accessory structure market, where pre-engineered steel packages are drawing attention for their speed of delivery, structural resilience, and compatibility with the province’s updated building code requirements.
“Alberta’s construction numbers are historic, and the accessory structure market is reflecting that directly,” said Herbert Broderick, a CEO of Metal Pro Buildings . “We’re seeing buyers across Calgary, Edmonton, Red Deer, and rural municipalities ordering earlier in the calendar year specifically to secure better delivery windows; the peak-season backlog is real.”
Steel garage kits appeal across a wide range of buyers in the province: acreage owners seeking workshop space, urban homeowners adding detached garages, and agricultural operators expanding on-farm storage. The customizable nature of steel packages available in single-car, double-car, and triple-car configurations makes them adaptable to varied lot sizes and municipal requirements throughout the province.
Pricing for turnkey steel garage builds in Alberta ranges from approximately $20,000 to more than $50,000 CAD, depending on size, site conditions, insulation requirements, and labour costs, according to industry pricing guides. Finished structures typically run between $24 and $43 CAD per square foot, though buyers ordering shell kits only will face additional costs for foundations, electrical work, and permit fees not included in the base package price.
Permitting remains a mandatory first step. Any detached garage exceeding 10 square metres requires a residential building permit under Calgary’s Land Use Bylaw and comparable bylaws across Alberta. Typical application fees in Calgary run approximately $333.84 for filing and $146 for review, with costs varying by municipality. Buyers are advised to confirm requirements with their local authority before purchasing a package or breaking ground.
The National Building Code – 2023 Alberta Edition, which came into force May 1, 2024, governs all new construction in the province, including accessory structures. The updated code introduced new energy efficiency tiers and structural requirements affecting heated and occupied garages. The province adopted Tier 1 energy compliance province-wide, according to BILD Alberta, though individual builders may elect to build to a higher standard. Snow and wind load requirements vary significantly by region, meaning packages must be engineered to site-specific conditions, a factor that directly affects both material specifications and final project costs.
Alberta’s construction workforce expanded by more than 26,500 workers in the 12 months ending June 2025 an increase of nearly 11 per cent according to BuildForce Canada data derived from Statistics Canada’s Labour Force Survey. The province’s population grew by nearly 598,000 people between 2021 and 2025, Statistics Canada reported, a demographic shift that analysts say will keep accessory structure demand elevated well into the building season.
“The buyers who are ahead of this are ordering early, confirming their permit requirements, and making sure their supplier can provide stamped engineering drawings compliant with the 2023 Alberta Edition before signing anything,” Broderick said. “That last step verified, code-compliant drawings is the one that saves projects from delays at the inspection stage.”
